Why Banks sell NPNs and REO's?

When a property is not yielding income it has dire consequences for the lenders and the general economy as well.  Defaulted mortgage loans mean that a lender might be hindered in its ability to borrow by around 900%.  Lenders can be blocked from borrowing up to 0,000 on a defaulted loan of just 0,000, that is, until the property is divested.  Additionally, as a property loses value, the lenders must adjust the numbers and eat the loss.

There aren't many solutions for banks when it comes to easing the negative impact non-performing assets have on their accounts.  Only as a last resort will banks foreclose.  High legal expenses are the beginning of this costly process that lenders face.  While the property is still REO (Real Estate Owned) it incurs the expense of considerable property management.  REO properties increase the chance for liability every minute they sit unoccupied, amplifying the risk that the asset will further nose dive.  When selling any property there are expenses – from marketing to transactions that accompany selling real estate.

Furthermore, lenders mus face the problem of staffing.  Still, if a mortgage lender thinks foreclosure is teh only reasonable option, it is faced with the daunting task of finding enough staff to oversee and unload REO's, especially bulk REO's.  The last time a major lending crisis of this proportion took place was about 15 years ago when REO experts among the lending staffs were let go, much to the detriment of banks and buyers alike.  On top of this, the United States has few in-house experts at any of the larger lending institutions who can handle bulk REO's which need someone to manage them, secure them and sell them with minimal loss.

As quickly as humanly possible today's lenders, bond managers and servicing agencies appear to be charting the same course: Get rid of those unstable loans even if it means selling at a loss.
